I'm looking for one or two more fix and flip projects before June 1. I am NOT looking to middle man a transaction. I am a cash buyer and can close quickly for the right property. 

I'd like something int the southeast valley, Scottsdale or Mesa preferably, but I'll look at anything where the numbers make sense.

Please do not send me anything that has been marked up to retail, product that is already in retail shape, or a home that you do not have under contract and are just looking to mark up yourself.

I'm looking for truly distressed property where the numbers actually make sense.
