Looking for someone to take a second position for higher return

I have been in real estate for a few years with a healthy amount of success to this point. I have a solid income outside of real estate, 15 properties, and good credit. I'm looking for someone to help with down payments in a traditional mortgage situations. I don't have a problem qualifying for the loan, but would like to keep my cash in my business and used on additional properties. Getting someone to take a second position will help me buy faster in a very good local market. I'm outside of Orlando and in a market that doesn't get much attention, but returns are still high. 

I typically purchase houses in the 60-130k range in class B+ neighborhoods. I only invest within 10 minutes of my business and primary home. I have a very good handle on the area after living here for 35 years.  I will fully fund any rehab work needed. I manage all of my properties myself with help from my wife. 

I'm open to listening to any structure and rate suggested. I'd prefer to deal with someone in Florida, but I'm open to anyone I can build a solid relationship with. I'm flexible on how long your money stays in the property, but would prefer no less than 1 year terms. My goal is not to do a one time deal. I'd like a longer relationship that will continue to help you get much better returns on your money and help me acquire additional properties.
