Currently looking at a court-auctioned property in Lawton, OK at $58K. The home is only three years old in a new upscale neighborhood and needs only minimal work (<$10K). ARV is $120-140K. Looking for a partner or Hard Money Lender with the liquid assets to secure the deal.  Any suggestions would be greatly appreciated.
