Hello all Indy Investors & Flippers-

I own a property at 1413 S. East St, Indianapolis, IN 46225, that I intend to flip...but simply have too many other projects going on right now to give this one the attention that it needs.

The property is 3BR, 1BA, and about 1,600 square feet. A nice big fenced-in yard and 1-car garage. If I end up flipping it, I will add an additional bathroom on the main level off of the master suite, making it a 3BR/2BA. It is located in the historic Bates-Hendricks neighborhood of Indianapolis, which is one of the hottest neighborhoods for redevelopment in the city. Rehab: $60,000
All-In: $110,000

ARV: $170,000
Less Commissions (7%): $11,900
Less Holding Costs: (3%): $5,100

NET PROFIT: $43,000 (39%)
