Great starter home with awesome cap rate, minimal repair and risk

This home is a great price, I'm posting here because my usual buyers do upscale properties so I'm looking for a better match. This is a great starter home to either rent or flip.  arv of 90,000 or rent able at 1,350+ a month,  Pm me for more details.
