Seeking Experienced Apartment Wholesaler

I'm looking for someone with experience in Apartment wholesaling that would like to partner with me on a deal in middle Georgia. It's a 40 unit with all 2/1's, 85% occupied. The apartments were self-managed and rents are 100/month below market. The NOI is approx. $94,500 based on rent roll provided by broker. This would give them a retail value of roughly 1,100,000 at an 8.5% cap rate. I have a signed LOI for $825,000 but have done no due diligence up to this point. I'm going on info the broker provided. Please respond if you'd like to explore further.
