Here is how we calculate our deals:
Example:
$150,000 ARV
-10% ( closing cost, insurance, Real estate Commission, taxes, etc )
= $135,000
- $40,000 ( Renovation Cost Ours are usually a bit higher than average)
- $35,000 ( typical Profit Margin )
= $60,000 ( this is what our Acquisition Cost would need to be )
Anything close to or above those margins Go ahead and put me on your list if you have off market deals in Northwest Indiana & Indiana - Only send me a property that you would personally flip and in areas that you yourself would work in.
