The traveling and speaking will get old I promise, but if that is for you then by all means... Go for it!  At the same time seeing you and Jay  talking about writing a book... "hmm there's a thought, that's what I want to do." We are three like minded individuals. Sorry now that I am here I am chasing you and Jay LOL. Acutally I  am working on a Blog/ Slash book idea of "What NOT TO DO IN REAL ESTATE."

On serious note after spending a few years on the road, traveling to the west coast, the North, Cananda, and a few overseas trips, it's very hard to leave town. Today, I am more focused on building my own portfolio. Curious- in your market would the numbers work for new construction deals only?

I found it easier to find large resellers and let them sell the product. I recently signed a deal, closing on it the 29th to build 150 rental units for one company. Working with another large company trying to come up with specifics of what their clients want. I won't look unless it it 100 units or more. It just takes too much time. Keep in mind we flipped over 250 properties in Charlotte, NC. Afterall is said an done it was just not worth it or maybe it was just not in sync with the market as it changed. Working with larger groups has freed up my time to be here (on Bigger Pockets and a few other forums) a few hours day. As well as focus on searching for aparmetn building for Kevin and I business portfolio . Then looking for a few condos in  Mytrle beach for my and I personal portfolio.
