Buying 5 units...Need loan

I have a portfolio I am going to purchase.  I have lending already...They are willing to lend for 20 years.  Is there any companies out there willing to lend 30 years?  Purchase price is 174k.  Properties are in TN.  Maybe I posted this in the wrong place?  Not sure...If you can do this let me know.  I am not looking for hard money.

I have a lender in Massachusetts that is offering 35 years 4.0 fixed for 7 years, no points or fees. They are slow though.

I don't think you'll find any lenders willing to do a 30 year fixed commercial loan.  Maybe 30 year amortization, like @Robert Nason describes. But there will be a balloon or ARM. 30 year fixed rate loans exist for residential because of the secondary market created by Fannie and Freddie.

Are these SFRs?  Or, at least 1-4 units?  If so, then you can get conventional loans on the individual properties.
