Looking for a partner / inverstor for a flip in Berkshire county

Hey everyone! Thanks for checking out my post. I have a great opportunity to flip a house a couple houses down from mine. I'm looking for a partner/ investor to assist in the flip. I have most of my money tied up in the purchase of a 4 family that I am closing on Oct 30th. Looking to split everything 50/50 even if you are a silent partner.

If anyone has ideas for funding that would be great as well. Thanks in advance!
