We have been working in property acquisitions for over 10 years having done 1091 deals to date with over 256 rehabs in the last 3 years. Our process is in depth but simple here is how we work. 

We search out properties in 4 states (Michigan, Illinois, Indiana and Ohio)
We run hard numbers for the potential return on investment and have comps ran by real estate agents who work with us.
We send our construction team and design team for the hard numbers on what it would take to make the property either a rehab fix and flip, a rental home, or a turn key rental.
We send one of our team members to view the property.
We put an offer on the home anywhere from 1,500-4,000 (active offers on properties a week!)
Once we purchase the property we start construction but with 40-50 ongoing projects in 4 states we can't always utilize the properties our team acquires so we sell our deals. We have many available so please reach out and lets connect
