Looking for private money for a rehab

I am looking for about 26,000-30,000 for  a single family home that needs rehab and will be converted into student housing. The house is in a great area in WI for student housing. It is a foreclosure with good potential. I would need the loan to be for 6-12months with a moderate interest rate 5-8%. No prepayment penalty.
