Anyone Recommend a Hard Money Lender in Columbia, South Carolina?

Hello,

I'm seeking a private or hard money lender in my market (Columbia, South Carolina) to lend on the repairs for a triplex I am purchasing close to the University of South Carolina.  I am paying cash for the property and going to make it a very upscale rental, hence the large amount needed for repairs.  Here is the breakdown:

-Triplex, Brick, ~2700 SF, 9 Beds/3 Baths 

-Purchase Price:  $23,000

-Est. Repairs:  $85,000

-ARV: $200,000-$215,000 (53-50% in Total Cost Basis)

About me:  I have 11 years experience in this market and a portfolio of 25 properties, 6 of which are within 10 Blocks of the subject property.   Seeking a one year loan until I get permanent financing.  

Any help would be appreciated.
