Any cash investors doing business in Ferguson, Missouri?

I used to do insurance business in St Louis, Missouri and surrounding areas including Ferguson. This was the early 2000s but with the recent, uh, tensions I don't know if it's worth even considering now for buy and holds or fix and flip.

I have been contacted by a seller and at first glance it looks like a good deal. If anyone is interested in this, please pm me with your criteria. I will not wholesale this property but would require a bird dog fee if a deal is completed.
