Hickory NC renovation project. ARV $90,000 Asking $35,000

Hello, my real estate marketing company is looking for investors in Hickory NC.  We have a property for sale at 701 31 Street Southwest. It was built in 1959, it has 3bd 1ba and the HLA is 1,200 sqft.

We feel like this property would be best for someone who is local and knows the area. Based on MLS AVM data the property has a market value of $65,000 - $90,000.

According to the seller this property needs minimum to no repairs, however we have not had an inspector or contractor out to the property. 

Our thought is that you could buy the property make minimum repairs to spruce up the property and make it rent ready at $550 https://www.rentometer.com/results/kLyIl-Dih-s 

or you could do a more intensive renovation and try to sell it on the market towards the $85,000-90,000 range.

In all honesty we believe the property is worth $65,000 at the most. If you could offer it to the retail market around $60,000 we think the property would sell quickly.  

We are asking $35,000
