$30k needed to rehab $85K ARV brick 3/2 house near Carlisle, AR

I bought the 1200 sq ft house at a tax sale Jan 2014. The rehab has been started: demo down to wall studs.  All windows and 1 door replaced.  Bathrooms and plumbing reconfigured for better layout. My  brother was previous investor; his resources ($) went elsewhere leaving me without a backer.

I would like a JV or Private Investor in Arkansas. It seems that very few hard money lenders actually lend here. I think this is a great opportunity for my first rehab and for an investor to make some money. It's a lot of work, but I'm going to make it happen to finance the next one. House was bought with cash, all that is owed is a $5637.50 IRS lien that needs paid to get clear title.
