At CrestCore Realty (www.crestcore.com), we offer an end-to-end solution (i.e., vertically integrated) for investors that is an alternative to the turnkey product that many companies offer. Our ideal client is someone who is looking to buy, hold, and grow a portfolio to at least 10 properties. (We've got over 275 clients right now with 2,100 units under management, which is about 7 houses per investor on average.)

The clients of most turnkey providers only own one or two houses. We think that's a good start, but we recommend owning at least 10 houses to get the proper diversification and reap all of the benefits of rental house investing.

Here's how our process is different than turnkey providers.

1. We serve as a traditional real estate broker and get a commission for helping investors find discounted properties that match their criteria (as opposed to turnkey providers who get paid by selling houses that they actually own).

2. Once we've helped an investor get a property under contract, we send out contractors to give the investor a full scope of work so they know exactly what they are purchasing. Again, this is different from turnkey guys since in our scenario the investor is paying for the fix up costs directly instead of having the turnkey company paying for the rehab and then trying to recoup their costs and make a large profit.

3. After closing, we complete the rehab, lease the property, and manage it for as long as the investor wants to own it (we can also help investors sell properties since we have so many licensed agents and so many investor clients who are looking to add properties to their portfolios).

Right now, we are primarily in the greater Memphis area (West TN, Eastern AR, and North MS) and do a little work in Little Rock, AR.

Another huge difference between our company and most of the turnkey providers is that our employees and their family members own over 800 of the 2,100 we manage. We have found that most turnkey companies do not actually own many properties themselves.
