Want deals faster than anyone else? With ARV already calculated? (King, Snohomish, Whatcom)

Hi,

The market in certain parts of Washington is white hot.  So hot that timing has become critical.  Fortunately, I am pretty good with technology and have a way to show you properties as fast as possible.  But instead of explaining how I do it, I will tell you what I did yesterday:

Around 7 pm last night I received notification that a fixer in the Seattle area was listed. I won't get into how I could tell it was a fixer, but it is. Since I'm near a computer or computer equivalent at all hours of the day, I quickly checked 2 sources to see estimate ARV. they were nearly twice the asking price of the property, so it looked promising.

I hit the desktop and ran my excel spreadsheet, pulled a few comps from 3 different sources and got a pretty accurate ARV, estimated profit after re-sale, and ROI. The numbers were attractive. Because i've done this dozens of times already I am getting quite fast, and this one was done in 8 minutes. Within the next 4 minutes preceding this I had emailed my 4 "best" buying clients. Since this afternoon, 3 have gotten back to me. 1 will be making an offer, the other two "might."

So literally 15 minutes after a property was listed, my best clients were informed, had a solid ARV and were given the chance to make an offer.
