Seeking Guidance from a Mentor/Investor in the Washington DC Area

I am currently looking for an REI mentor that is willing to help me along towards my first deal. I currently work full time for a large property management firm as a Chief Building Engineer. I have 16 years experience in this field and my resume includes everything from simple maintenance to high rise commercial property due diligence. I am more than willing to share my experience and knowledge to help with your investments in order to learn.

My main goal is to buy and rent properties. I'd like to eventually have a passive income from between 15-20 properties within the next 10-15 years. If I can do a flip here and there as well that would be great as well but my main focus is passive income.

I have been looking around these forums and reading as much as I can for years. Even paying BP monthly fee. I am still stuck on a few things and the newer lending laws haven't helped so I have decided to reach out to the local community in hopes that I can get a great experience from once who have been where I am.
