Looking to partner up: I have a database of flip properties in NY, CT and NJ (marked down atleast 50% )
Good morning guys! I know I'm a newbie and all but I have been making contacts, researching and finding multiple "flip" type properties. I also have been talking to realtors and brokers in NJ, NY and CT in terms of fix and flip type properties. For you buy and hold investors I have a plethora of multi- family residentials as well. The fix and flip properties that I have found or that are brought to me are marked down atleast 50% and they are a mix of short sales, REOs , foreclosures, sell by owner and people just leaving because they have found a better job opportunity in another state. I have atleast 10 fix and flip properties that I'm looking at now and a couple more that are sent from realtors/brokers on a regular basis.I'm looking to partner up on a deal for two reasons 1. For the experience 2. Because I don't have the capitol to fund these projects myself. I am interested in fix and flip SFR only within 30 miles of Edison NJ only.
I have some capital and have access to the needed to close. Looking for final finish price range $200 to 400K preferable along the Rte 1 or NJ Tpk or NJ East train corridor, B- or better school system. No Newark, Irvington, East Orange or dead ducks like Keansburg. Can also go north towards Bergen or South West like Hunterdon.
Typically I must visit the area, and must have access to the inside to get a detailed estimates.
Can give you finder's fee letter if we do not partner up and end up buying.
Interested in Rehab ready only properties (No short sales that need Banks approval for like months on with no final approval in sight).
I am an engineer and like fire, structural issues or gut jobs at like 20 cents on the dollar in good neighborhoods
