Free and clear need cash-out

Hello all,

I have a property free and clear, last appraisal done by a hardmoney lender was $73000 but terms were 50% LTV with min of $3500 points paid with 13% interest paid monthly for 1 year. If anyone is will to do better than this terms please let me know so we can talk in depth. I have 5 properties and all my properties meet at least the 1.5% rule.

I prefer to get cash out without the bank (which I do qualify) but just so it doesn't show up on my credit and raise the DTI.
