Major Fixer - Northern CA - SFR, B&B, multifam
I purchased this property in Jackson, CA with the intent of rehabbing it, but I have to move in May and Jackson is too far (2 hours) for me to manage the rehab along with everything else I have going on.

Purchased for $96k in 9/2014, ARV is $308k - $380k for a SFR based on comps at existing square footage (obviously higher if you add on or demo and rebuild larger). Historic commercial zoning, one block from tourist shopping district and on a primarily residential & office street. Zoning allows SFR, multifamily, B&B, office, retail... Repair / rebuild costs likely $150k - $220k depending on what you want to do, what your contractor costs are, etc. Structure is 1,791sf on a double (8,700sf) lot with old barn, fruit trees.
Rehab details
Needs just about everything. Roof, siding, foundation strengthened, windows, interior framing and drywall, kitchen expansion, bathrooms, wiring, plumbing, etc. etc. etc. HUGE project.
About Jackson
Jackson (population 4500) is the county seat of Amador County. About 1 hour east of both Sacramento and Stockton, and 2 hours east of Oakland. Small town feel, friendly folks. Significantly lower home prices than the Bay Area draws a large population of retirees. Major employers are city/county governments, Jackson Rancheria (casino) and Walmart. Lowe's is a 5-10 minute drive from property.
