Hi All, i have a serious cash buyer that is looking to close in 5 five days, for those of you with properties. I need a ranch style home that sells between 30k-75k with a profit of 40k. after rehab.

$40k profit? I'd love to find one myself, at least in a good area. Not sure your buyer is being reasonable though. 

That means if the buyer flipped a property at $50K sales price, he would need to acquire something at $10K, including rehab. Unless I'm missing something.
