Looking for SFR for buy and hold in DFW

Hi BP Nation,

I'm looking for buy and hold properties in the DFW area (Dallas TX, Fort Worth Texas). If you have a deal meeting the criteria below, please give me a shout!

- 3/2+ SFH
- 120-160K approximately.
- Around 1.2% rent to price or higher (must cash flow 200$/mo min after all expenses, mgmt, capx, and financing at 80% LTV and 5%)
- Light rehab preferred (paint, carpet, finishings), sub $10k included in budget above. Good roof, foundation, EMP. Will consider more for the right deal w/ significant forced appreciation.
- Area: Richardson ISD, or similar class of school district; good retail resale potential
- Wood structure (brick veneer OK), and 22+ years old
