Continuous stream of Single Family Turn Key properties

I have a continuous stream of SFH that are 100% turn key and are professionally managed. All properties are in Birmingham AL. Standard list of improvements include:

Fresh Paint inside and out, new roof if needed (otherwise patched as needed), new plumbing fixtures, 200 AMP service breaker box, new electrical outlets, switches plates/covers and lights, new hot water heater, signature black floor which tenants love!, new central heating and air system, most houses have been converted to a 100% electrical house (gas lines removed as tenants like less utility bills), all houses pass a Government Section 8 inspection and an Insurance 4 point inspection.

Expected rents are between $600-$1200.  Expected taxes are between $600-$1200.  Pricing generally yields a 12% cap.
