Queens (NYC) Rehab Deal Corner Property With Lots of Potential

Hi There -

I am assigning my contract in a home that went into probate in the Laurelton section of Queens. It's a corner lot 40 X 100 feet, it has approximately 1,500 square feet inside with unused 1,000 Sq Ft of air rights, it might be possible to add an extension of the front and back of the house of the existing structure to create around 2,400 Square feet 5 bedroom/3.5 bath. There is a lot of demand for larger homes in the area with more than 4 bedrooms, completely remodeled this could go for $250 PSF conservatively putting the ARV around $575,000-$600,000, if any wholesaler wants to blast this out to their cash buyer list I am ok with it and willing to pay a $5,000 referral fee.
