Barstow SFR - Looking for partner in wholesale deal

I am talking to an out of state seller about his vacant house in Barstow, Ca. 

He and his wife lived there for 26 years and had to move recently. 

They tried renting but don't have the patience for it and will sell if terms are right. 

They own it free and clear. Here are the deets:

3 bed / 2 ba, SFR

new windows and int. paint

NEEDS: kitchen appliances, landscaping, flooring.

Sellers own it free and clear.

I am looking for someone who has experience as this is my first deal opportunity. 

I have a buyers list but not a lot are interested in Barstow. 

I'd like to work with someone who is able to physically go to the property and take pictures, suss it out, etc.  and to work with on the deal.

I am willing to turn the info over fully and sit back and watch for the experience and a smaller take of the profit.
