Duplex JV - 20%+ return Looking to build relationship

I have a duplex under contract slated to close on Nov 17th.  I'd like to start a relationship with a money partner for future deals.

I can afford this one on my own, but as the old, make up, saying goes "I'd rather own 25% of a $10M dollar company than 100% of a 60k one."
