Package deal in NE Colorado

I am looking at selling both of my single family investment properties in a package deal. The combined rent is $1,300 per month. Taxes and insurance are around $225 per month. I currently pay for city water and sewer which I cap at $150 per month. Net income therefore is around $11,000 per year. I am asking $130,000 which would give you an ROI of around 8.5 percent.
