Subject To...Help explain

First off, one of the hardest things for me to do is figure out which forum I should post on so any help there is appreciated. I've had some success with yellow letters, mainly marketing to vacant properties and absentees. I'm still gun shy I guess on getting a deal done. Plus the fact I have a wife that doesn't think any of this is possible. I believe I have a firm grasp on wholesaling but it seems most of my call backs are homeowners with little equity. Saturday I received a call from an elderly lady that has been widowed and moved out of state. Says her payments are current, not much equity. She bought in 2009. My question on subject to is this, her house needs some updating, (kitchen, baths, walls etc.), When you purchase subject to, do you spend the money to get these things "updated" before trying to rent? I do not have the funds to "update" the home. Do I try and get private investors for this? I have the info from the seller and am so willing to watch and learn from others do this just so I can learn for that next deal.
