These are in the Houston, DFW, and a couple in the San Antonio markets. 3/2 or better, no rehab. 9.5% is the lowest Cap rate on individual sales. Entire package has estimated Cap Rate of 12%+ at a little over $5M purchase price. Projected monthly income is $55K at least. Over half are leased and no rehab required on those not leased.

Bulk sale or cherry pick.

My agreement is signed with seller.. Which basically means, all I need is who is the end buyer, so that I can vet them out. If you daisy chaining, find out who the end buyer is and let me know so that the documents can be executed. Seller takes care of me. My word to Seller is: "Your asking price is what I state as the asking price as long as you agree to my compensation agreement."

In other words, have your compensation agreement in place with buyer, or be the buyer.
