Looking for Bridge Lender or JV Partner – Stabilized NNN Leased Land Deal

I'm Latresa King, founder of Amodeus LLC, and I'm seeking a private lender or joint venture partner for a stabilized NNN leased fee retail deal in East Point, GA (Atlanta metro, near ATL airport).
The Deal:
Tenant: Ruby Tuesday (Corporate Lease)
Structure: Absolute NNN (land-only ownership, zero landlord responsibility)
Remaining Term: 9.8 years + (4) 5-year options
NOI: $58,815 annually
Cap Rate: 4.25%
Purchase Price: $1,384,000
Use: Passive income play with long-term upside and potential for future roll-up strategy
What I’m Looking For:
Bridge loan: $1.1M–$1.3M with 12–18 month term, interest-only preferred
OR a JV equity partner open to a clean split with defined exit/refi strategy
I’ll handle all due diligence, tenant engagement, and management
