Looking for loan to finish rehab in Corinth

I have an almost completed rehab project in Corinth NY. A lender who'd promised to provide a final round of funding unexpectedly dropped out. Comps indicate at least $275,000. There are no liens. I am looking for $50,000 for my LLC to finish the rehab and repay some of my personal investment. I am flexible on the rate, and the term would be short, as given funding I expect to list within a month. I might consider a profit share.
