Looking for a mentor

Good afternoon, everyone. I have 3 deals under my belt (fix & flip, two-family rental property and a gut renovation of one of my previous primary homes). I love real estate and am an avid listener of this podcast and love hearing ordinary people find success. I do not have any capital (I know .. lovely!) at the moment but would love to reenter the arena and at least enter the conversation in an effort to gain some momentum and be exposed to some successful investors. I know everyone is very busy so I would certainly be more than thrilled to do research or contribute in any way I can in an effort to forge a relationship. Thanks so much.
