Sub2, assume, 2nd mort, lot split USDA build…

Details - 650k home & 2 acres subdivadable.
trying to purchase for my family and mom. 
Seller owes 300k on 3% assumable FHA
Seller also has 150k debt to pay off. I need to get this paid off to make the deal happen. 
1. Assume mortgage & get a 2nd. Done. is this possible and who loans 2nds? 

2. Assume mortgage and how can I get another $150k?
3. Seller finance sub2 and come up with $150 somehow?

Other detail is mom is approved for usda build loan and could buy half the lot and pay $50,000. 

I am a biz owner with no tax returns but did 1 mil 1st year in biz 2024. Any good lenders to get an ARM based on biz bank statements?

Thank you everyone.  I’ve only boight one property, my bike shop, with seller finance a few months ago. Trying to learn :)
