Seeking Investor for Creative Financing – $120K Property
We’re looking for an investor willing to work with us on creative financing for a $120K home plus closing costs. This is a great opportunity for the right person, as we’re fully committed to making this work and offering strong incentives in return.
Why We’re Looking for This Option:
• We’ve been dealing with terminally ill family members, and I took time off from work to help them, so we don’t have savings built up.
• We currently pay almost $1,600/month on our mortgage(that we have been in for almost 3 years), proving we can handle payments.
• A family member is offering us this home at a discount, but they cannot finance it to us, so we’re trying to find a way to make it happen.
What We Can Offer an Investor:
• Option Fee (6%) – We will put down $7,200 once our current home sells.
• Guaranteed Payments – We’ve been handling a $1,600/month mortgage and are looking for a lower payment (~$800-$1000/month) while we upgrade the home and hold responsible for any repairs, significantly reducing risk for the investor.
• Strong Collateral – The property itself serves as security, and all payments will be structured to protect the investor.
• Flexible Terms – Open to structuring the deal in a way that gives the investor the advantage, whether that means a contract-for-deed, lease-option, or seller financing-type arrangement.
