New To House Hacking Advice: Should I Buy or Build a Duplex in Houston?

Hello,

I'm a new house hacker and have recently started the NACA program. I'm considering either buying a duplex or building one, but I'm unsure which option makes more financial sense. I'm looking for a good deal that could either provide a low mortgage or generate a profit. My plan is to live in one unit and rent out the other.

I would greatly appreciate any advice on where to start or what steps to take. My market is Houston, Texas.

How can I determine whether a deal is good or bad? Additionally, how can I estimate the total cost of construction and figure out whether the cost of land is worth it?
