DSCR Lender that accepts 3rd party down payment deposits

Hello, 

I own 3 rental properties currently. I am looking for a dscr lender that will accept crypto or DSCR lenders that will allow me to use a 3rd party deposit for my down payment.

Many DSCR lenders will accept the following when it comes to the downpayment, closing and reserves:

1. JV Partner contribution

2. Stocks 

3. Gift Letter 

4. Retirement accounts

5. HELOC

6. Cash Out Proceeds from a Refinance 

7. Non-borrowing partner's funds (as long as they are on the entity)
