Investor looking for cash deals outside of the Bay Area

I have owned five doors for 2 years, and I am looking to 1031 outside of the Bay area to get better returns. CA in the Valley, IDaho in the Boise area or the Twin Falls area. Would like to stay in 2,3,4 plex or Triplenet comercial.
