My San Diego personal house hack now for sale!

Hi all, bigger pockets inspired my wife and I to house hack and make home ownership more affordable in San Diego. We bought this home in Bay Park in June 2023 as a converted duplex. We lived and renovated upstairs into a very cozy space with unreal views of mission bay (the photos don't do it justice). We ran the downstairs unit as a successful airbnb consistently getting good reviews with a 4.88 star rating and earning "guest favorite" title. In 2024, the one bed unit grossed nearly 40k with only 80% listing availability as we often would use the space to host family and friends in town. AIRDNA projects a full time revenue of 49k. More than the income, the tax benefits have been insane. Short term renting over 40% of the home have lead to substantial returns as I have been able to significantly offset my W2 income w/ losses. If you lived downstairs and rented the top unit, you'd earn at least 20k more/year due to the deck space and views. (based on comps in the area).

My wife and I did not expect to move so fast, but another house hack opportunity came up and we are looking to upsize as we intend to start a family soon. This home was renovated with the intent of being our primary residence, not a flip. I wanted to share the listing with the bigger pockets community to see if there was anybody else interested in using it in the same way. Happy to discuss full details of the financials. 

The downstairs unit can come fully furnished and ready to rent. We can also provide you with a team of cleaners and a handyman ready to help out. If interested, we'd potentially be willing to continue management for a short time for a reasonable percent fee.
