Hi BP Community,
I’m Anderson Banegas, an HVAC technician and business owner from California, but my passion for real estate is what’s driving me to the next chapter of my life. I grew up overcoming challenges that taught me resilience, and now I’m channeling that energy into building a real estate portfolio that creates wealth for my family and freedom to live life on my terms.
Right now, I’m focused on breaking into multifamily deals (16+ units) and using creative financing to make things happen, even with limited resources. I’m not just looking for opportunities—I’m looking for partners who are ready to think big and execute.
Let’s connect, share experiences, and maybe even collaborate. Real estate is all about relationships, and I’d love to hear your story and your advice for someone who’s all in on growth!

@Anderson Banegas Cerrato what's your investment horizon?
There are plenty of repositioning options in Metro Detroit, but an investor needs reserves & patience to wait for the market to do so. Typically, is 3-5 years.
Income can be verified with YTD paystub & last year's W-2, then cross-referenced via bank statement as 80%+ employers & government agencies, pay via direct deposit or online supported card.
Rental verification is tricky as many applicants claim they don't have the info or have friends/family pose as fake landlord. You can use PRD to research owner per public records. If LLC, you can often look that up online. So, you know WHO you should be talking to and can often trip them up. We have a Whitepages subscription so we can also look up an owner's name to contact them (sometimes you have to call multiple listed numbers to reach them!). Most Landlord-Tenant courts have online accessible data to look up names to see if an eviction case was started, but didn't go through.
