New at wholesaling and would like a mentor and/or a JV partner for at least one deal

I've dived into the wholesaling topic pretty deep but so far seems like I've not had much traction so perhaps a mentor local to me might help as I'd be open to a JV on at least one deal to see things happen up close and in real time.
