Looking for second set of eyes

Hi folks,

I'm an architect by training, looking to get my feet wet with RE investing. I'm looking at a deal right now for a duplex in PA. I've run the numbers through a pretty basic calculator that's showing me positive cash flow. I like the deal because I feel like there's a bit more stability from a duplex than from a SFH.

If someone is feeling in the spirit of mentorship, I'd love to run through my pro-forma and some assumptions before I pull the trigger. If you have any renovation/rehab questions, I would gladly reciprocate with the knowledge I have from 8 years experience filing permits and getting things built in NYC and the surrounding areas!
