Looking for title company can help me.

Hi All,

I came crossed a distressed property in Orange County, NY. Find out the owner she passed away in 2021. Based on the obituary and talked to her step daughter. I learn that the owner has no will, no siblings, children. Her spouses and her parents pre deceased her. She never adopted her step child.(in NYS, step children have no right to inherit from step parents)

 So I hire a genealogist to locate her extended family. It turn out she has a cousin, name Liz, live out of state. I got in touch with Liz, and she interested in selling the house.

I know take this to a probate proceeding is one way. That takes longer time, require more documents and estate attorney involved. I prefer not take this route.
I know some title company accepts heirship affidavit, affidavit of due diligence. I am looking for title company who can work with me on this deal.
