Selling Shoreline WA House Hack

I’m posting this for my sister in Shoreline. She has a 4 bed 2 bath house, with an additional attached 1 bed 1 bath unit. She is looking to sell in the spring. The house is 8 blocks from the new light rail stop, and each side of the house has its own driveway and entrance, so it seems ideal for a house hack or new investor.

The local realtors don’t seem to value the separate 1 bedroom unit as highly as I’d think it should be, so thought I’d put it out here. There is potential to come to an agreement with plenty of time to potentially get a head start on permitting for new work before spring if she can fight the right buyer.
