Looking for short term financing

I have a fix&flip in Kodak, TN that will be complete by the first week of December and has a $70k hard money loan in place that matures at the end of December. It's my first deal in 6 years. The property ARV should be conservatively between $380k-$400k Long story short, I need to take out another loan to pay off the other and pay down some of the other debt (25K credit card) I've accrued rehabbing this house. My credit scores tanked (615-630) because of utilization but it should be up about 30+ by the end of this month. I am looking forward to hearing from some reputable broker/lenders
