90% LTV Refinancing Lenders?

Hey BP community, looking to see if anyone knows a lender that can lend 90% LTV for an investment property? It is in an LLC but could transfer it out. Looking to refinance into a lower monthly rate, don't need to pull cash out. Open to specialty lenders too. I bought a duplex with private money and it's cash flowing just looking to lower my monthly payment to cash flow more. Doing LTR on one side and furnished STR on the other side.
