Looking for a Project Manager/Superintendent Partner

I’m a licensed contractor looking to form a partnership with an experienced project manager or builder to start a residential construction business focused on new construction spec homes in Northeast Florida. My goal is to focus on sourcing land/lots, permitting, and backend operations while you take charge of the day-to-day activities on the job site.

My Role:

  • I’ll serve as the qualifying agent for the business, offering my licensed contractor status as well as insurance coverage.
  • My role will cover funding, permitting, materials ordering, and backend paperwork, ensuring projects run smoothly from the administrative side.

What I’m Looking For in a Partner:

  • An experienced builder, superintendent, or project manager who’s skilled at overseeing subcontractors, managing schedules, and ensuring high-quality work on the ground.
  • Someone who’s driven, detail-oriented, and has strong communication skills.

Compensation and Structure:

  • We’ll create a mutually beneficial compensation structure that reflects our roles and contributions including but not limited to profit-sharing or other financial arrangements based on the division of responsibilities and any shared funding contributions.

I have been doing horizontal land development for master-planned communities and in-fill townhomes for the past 5 years and now I'm looking to leverage what I've learned and apply it with a partner.
