Land Rental for commercial vehicles/parking/mobile homes - where do you start?

Hi everyone!
I'm interested in renting land for parking. My goal is to find a plot of land to rent to either construction vehicles or mobile homes, etc - I'd like to own the land, then charge monthly per spot kind of idea. 

I have a few specific questions as I'm researching starting a business like this:

- How do I find the best location?
- What legal requirements/paperwork/expenses are involved in something like this? (Do I need to start an LLC or C or S Corp, how do I register w/ the government, taxes, etc.)

- How do I find/advertise to customers?

Has anyone done this before? What advice do you have? I'm currently located near Cocoa Beach Beach FL, but looking to rent anywhere in the country there could be business.
