Has anyone used Neighborhood Scout or similar Search tools for looking at Areas

I'm a rookie investor ( I currently have 2 LTRs)  and was hoping someone had any good market analysis tools they could share? Im looking for low price areas in other states to purchase a multi unit and I've just subscribed to Neighborhood Scout and It has an amazing wealth of information but was wondering if anyone had any tips for its use as I'm finding it a little confusing? Thanks in advance:) Laura
